A tree permit application has been submitted to Miami-Dade for the Sunbeam site in North Bay village.
Around 40 trees are planned to be removed, mostly palms, at 1601-1647 North Treasure Drive.
The purpose of removal is to make room for new construction, the permit application form states.
Demolition contractor The BG Group is listed as the property owner’s agent.
In September, Sunbeam completed the buyout of an old condo building at 1631 North Treasure Drive for $8m, according to multiple reports.
In 2022, North Bay Village approved plans to build a massive walkable development, including a baywalk.
The plans include 8-10 towers rising up to 650 feet, with around 7.3 million square feet of development:
- 1,936 residential units (117 will be workforce housing units)
- 200,000 square foot Class A HQ office building
- 300-room luxury hotel with sky restaurant and observation deck (Hyatt signed a letter expressing interest in operating the hotel)
- 670,000 square feet of commercial, with grocery store, restaurants, entertainment, and retail
- a small production studio
- a state-of-the-art marina
- 5,000 parking spaces
The first phase will include a condo tower with 250 units, according to a September SFBJ report. Renderings have yet to be released.
