The Perrin To Break Ground In Brickell Early Q1 2025

Real estate investment manager Empira Group has released new details on a residential development it is planning in Brickell.

The 26-story tower will be known as The Perrin (it was previously called Empire Brickell).

Groundbreaking is planned for early Q1 2025.

The Perrin will include 310 upscale residences, ranging from studios to 3-bedrooms.

There will also be a rooftop Zen Garden and Tea Room, resort-style pool, cabanas, and grilling stations, fitness center with dedicated yoga room, co-working and entertaining spaces, and 2,500 square feet of ground floor retail.

Brickell City Centre is a few blocks away.

Opening is planned for 2027, according to the development’s website.

Pedestrian focused safety measures need to be prioritized here as the corner of 8th St next to the 95 ramp are not designed to handle an exponential increase in foot traffic currently.

There is a nice sized chain link fence protecting pedestrians from walking accross the street and onto the on ramp.

That is an interesting take. Who should be prioritizing that here?
Seems to me that the developer is going to be prioritizing building his building.
Also, seems like the pedestrians should cross at the traffic signal and in the crosswalk, being very careful not to run over the other pedestrian in front of him.

Better a decent podium cover that isn’t a mural that looks like it was drawn by a five-year-old, probably because the “local” artist has the brain of a five-year-old.

Unfortunately, residents see their low end metal balcony everyday and could care less about the garage cover. Not very “upscale” as they mention.

I don’t see the problem with this. It’s a solid tower with orderly windows, balconies, and architectural elements. Considering it’s right across the street from I-95, it’s commendable that there is retail instead of a parking podium.

The towers on West Brickell are modest buildings but they are new , bring density, retail space and improvement at pedestrian level.I hope they demolish the old ,ugly,small buildings on 9th st , that entire block needs to go, those buildings really embarrass our city
