Site Work, Vertical Permits Applied For At 324-Unit Luxury Edgewater Tower

Multiple construction permit are now in process for a 38-story Edgewater tower that promises to create a “new category of luxury rentals.”

On October 7, a site work permit application was submitted. It lists Coastal Constrution as the contractor.

A phased vertical permit was applied for on October 4. Coastal is also the contractor on that permit.

The 324 apartments planned in the building will be oversized, the developer has previously said.

Units will have spacious primary bedrooms, large walk in closets and great rooms, and most residences will have a study or den.

There will also be 8,000 square feet of full service restaurant, 8,000 square feet of retail, and over 500 parking spaces.

Oak Row Equities and LNDMRK are the developers.

Too bad if not the case. I wish so many pre-war mansions and apartment houses were saved and preserved in Edgewater, but not that junk.

Where is the guy that commented on my last post about the limitation being the size of the lot? Because here, they clearly have enough land to put liner units. Yet they still chose a bare podium

The builder decided their buyers don’t want a liner unit. Simple as that ftard.

Finally someone understands that many buyers and renters don’t want liner units not only because they are low to the ground and absorb more street noise and pollution but also because liner units are built around garage podiums so instead of having a nice elevator landing and vestibule that distributes units in short corridors you have units that share a floor with cars/fumes/noise and are only separated by long inefficient single lined corridors.

Pollution and loud noise in a dead end street in Edgewater? Lmao.

Any developer could rent these liner units for cheap for people that just want a cheap place to live. Maybe students or service industry employees.

Also, almost every apartment building outside of Miami has liner units around the garages. Car fumes and inefficient corridors are just lies and more lies.

Wrong again. It costs more to build liner units than units above podium so you CAN’T rent them cheaper as the developer would lose money doing that. Almost every building outside of Miami has surface parking and doesn’t rise above 8 stories so again, cheaper to build. Any area outside of Miami that has 38 story buildings and covers the podiums has higher rent, so can’t have it both ways.

Should be condos, as we have enough rental inventory in the Core, but nice addition to Edgewater regardless.
