Nine Towers Rising Up To 33 Stories Proposed At Sunset Place

Plans have been filed for a massive redevelopment of Sunset Place.

The redevelopment would include nine towers. They would rise 12 stories (2), 15 stories (2), 21 stories, 25 stories, and 33 stories (3).

Sunset Place is proposed to include:

  • 1,513 residential units
  • 287 hotel keys
  • 1,300 seat movie theater / performing arts theater
  • 149,506 square feet of retail
  • 50,892 square feet of office
  • 2,418 parking spaces

The design avoids towers atop faceless podiums, a presentation states. Instead, there will be slim towers raised on columns that allows pedestrian activity to flow underneath. There will also be a new network of streets and smaller retail and food and beverage units.

Heatherwick Studio is the design architect, with ODP the architect of record.

Midtown Development is the developer.

A hearing before the South Miami Planning Board was scheduled for yesterday.

They should propose a bridge to the metrorail station. Crossing US1 during rush hour is risking your life.

Yes, at the minimum they would just have to copy paste the bridge they have on US-1 and Mariposa CT a few blocks up.

Would be better if we didn’t have any podiums. The county and Cities should remove parking mandates. Let the people who are building decide.

Since this is across from the Metrorail station, would they be able to apply for the County transit overlay and avoid dealing with the City of South Miami approval process? South Miami would never approve this project as proposed.

The power of attraction of train and subway stations in large cities is undeniable, especially if we consider the large number of buildings that will be occupied in the coming years in Brickell and Downtown, making car traffic more chaotic every day. The solution is to create new self-sufficient regional hubs.

Traffic is a nightmare. Public rail has to be initiated wide scale. Think of this cities future and not allow politicians and city council people still in the dark ages or the millionaires who could care less as they sip cocktails and order the housekeeper or with grounds boy around. Plus. I’m a new Yorker. Public transportation can be great if if it thought out And works. Properly done -!it can be such an asset and tourists live the control and trying things like that. I lived near the people mover train in Brickell – loved it. Not being trapped in a Car to go do something is sweet after work. The future is here. Make it clean easy fun and it will work. Like St Peter – new SunRunner like a subway Above ground – it’s phenomenal or the bright line system. Fantastic. Wake up Miami – People are living in the cities they need the cities to work so they don’t have to spend hours and fortunes parking. Any large scale projects should start to be noted – how they interact and how they colan all connect to hubs that need to be created. Start somewhere

100% South Miami will have them downsize the project. Maybe the reason so many towers are initially proposed is so they can cut out a few as a concession and still have a viable project.

Lack of density will eventually kill downtown South Miami. Nobody is traveling there from other parts of the region, especially now that Miami World Center, Brickell, Coconut Grove and Wynwood are booming. If South Miami wants to survive, it needs way more infill housing and commercial.

Yup, same shortsighted people in the “Neighborhood” that will oppose and fight until the developer gives up (like the last one). S Miami does need density. Was in the neighborhood last night, and it’s a wasteland of empty retail and restaurants that can’t survive. US1 is not set up for more volume…add more pedestrian bridges/ramps (like down south) and make it easy for folks to cross.

Brickell City Center has SW 7th Street running through it, and it has S Miami Avenue running through it.
Both of those are major roads.

Brickell City Center is an amazing world class project with foot traffic walking in and out and through the various breaks.

Having said that, this Sunset Place project is amazing!

Today, Sunset Place is more like a uninviting fortress like the Miami-Dade Public Library/Cultural Center on Flagler St.

Shouldn’t be a secret, this redevelop plan will be a winner.

Looks cool but is there really no retail fronting US1? Like zero? Like just parking podiums with no liners fronting US1 and the metrorail? Seems like a lost opportunity to create something visible and inviting. Isn’t this part of what made sunset mall fail? Lack of an active frontage

It is definitely an improvement over what is currently there, but the new development appears extremely overcrowded. While the architecture is appealing, the narrow alleys will make the heat unbearable during the summer. Access to and from the parking garage has always been a challenge, and with such a massive development, I anticipate it will be even more difficult. I doubt the City of South Miami will approve a project of this scale. They should also consider constructing a bridge to connect the development to the train station. Overall, it’s a good start for an area that urgently needs revitalization.

This site is about 10 acres.
1,531 apartments + 287 hotel rooms = 180 units per acre.

Brickell highrises can be built with up to 1,000 units per acre.

Where do these “Massive” and “something of this scale” comments originate?

Full size Grocery store in one building at ground level,
Build up vs urban sprawl keeps the cars traffic to a minimum.
Love the trains, easy access to what you need.

Building a random bunch of 33 story towers here is urban sprawl! It’s nowhere near the rest of the urban areas in Miami Dade like Brickell and Edgewater. If anything they should cap them around 10-15 stories since this is so far removed from the urban core. Build high in the city, build low outside.
