The developers planning to rebuild the Deauville in North Beach have revealed new details and renderings in a presentation to a city board last week.
The Deauville hotel was demolished in 2022, and there are plans add two new condo towers in addition to rebuilding the original tower.
The design team for the new development will include Foster + Partners, ODP, and Shulman + Associates.
The developers are requesting permission to build the condo towers at 400 feet tall, which is double what is currently permitted.
There will be overall less density than what is currently allowed, however. The maximum development potential is currently listed at 977 hotel rooms and accessory uses, and proposed zoning changes would limit it to 280 hotel rooms and 140 multifamily residential units, the presentation states.
The rebuilt hotel tower would also have residential units, while the hotel unit count will be much lower than previously. There will also be other improvements.
Sidewalks would be wider, and activated with retail and food and beverage outlets. A driveway would be buried below ground to further improve conditions for pedestrians, and a landscaped walkway would connect Collins Avenue to the beachwalk.
Miami Beach’s Planning Board is scheduled to have a hearing on the project in February 4, after deferring a decision at a meeting last week, according to the Herald.
Terra and the Meruelo family are the developers.
