Domus Brickell Center Gets FAA Approval, Demolition Permit Issued

FAA height approval has been issued for a 35-story tower known as Domus Brickell Center.

A demolition permit has also been issued for the site.

The FAA approval was issued on August 30, and allows for a permanent tower height on the property of 405 feet above ground, or 419 feet above sea level.

The demolition permit was issued earlier in August, with Thornton Residential LLC listed as the contractor.

Domus Brickell Center is planned to include 579 fully finished and furnished units allowing short term rentals.

North Development – a joint-venture between Miami developer Ricardo Dunin’s Oak Capital and Peru’s  Edifica, is the developer.

Mc+G Architecture is the architect.

Love that for this spot! Honestly, you hardly ever need a car here, if at all, and with direct access to Brightline or MIA airport, you can get anywhere in Florida—or better yet, the world.

There’s a trolley station here with direct access to Coral Gables, and Miami Beach is just a short Uber ride away, though those areas are somewhat isolated. However, Brickell offers more to explore within Miami, with great connectivity all across the state, to new luxury city enclaves in Fort Lauderdale, West Palm Beach, and Orlando.

The layout of this open corner feels off. There should be more parks, banyan trees, and retail corridors. The block could have smaller pedestrian pathways with retail spaces in inner courtyards, topped with the skyscraper hotel to reduce its footprint. At the very least, turn the corner into a park and keep the banyan tree.

What about traffic noise from the freeway? I live the same distance from a busy divided highway and despite the double glazing, I hear a steady thrum from it and emergency service vehicles using it throughout most of the day.

You’ll never hear any noise here. It’s much quieter than Brickell or Miami Ave because there’s no street traffic. You’re well above the highway, but with easier access, which other buildings in East Brickell overlook, but you can’t hear it at all. This is the most peaceful part of Brickell.

Love the paved crosswalks in this area. The City, County, and local developers could enhance them even further by adding in-road or in-pavement crosswalk lights, integrated into the beautiful pavement design.

2nd Avenue in Brickell (Miami’s new Park Avenue), featuring Mercedes, Mililux, Season One, Parkside, and the new Aston Martin, is one of the most transformational areas in Miami. Once it’s complete, there won’t be much land left in Brickell, which will help preserve its long-term value.
