The developer planning a 39-story residential tower a block from Brickell City Centre has signed a public benefits agreement to allow development to proceed.
The agreement was recorded on December 10 and is for the former Starlite Motel property, which was recently demolished.
The project is being developed under Miami-Dade’s Rapid Transit Zoning plan. A special exception is being requested, and approval may be conditioned on the provision of public benefits.
Benefits agreed to by the developer include:
- $500,000 paid to the county, to be used for Brickell Metrorail or Metromover station repairs or upgrades
- Workforce housing – 5% of units to be income restricted for workforce renters
- Contribution of 40 trees at least 20 feet high on the property or within the right of way (in addition to tree planting required as part of the development)
- Cross-block passage, providing pedestrian access between SW 7th Street and SW 8th Street
- Utility line burying – telecom wires at the property to be buried at owner’s expense
The development is planned to include 517 apartments, 9,700 square feet of restaurant, and 506 parking spaces in a six-level garage.
A construction permit for the tower was applied for in August, and is currently in process.
The estimated value of construction is listed on the permit filing at $190m.
Suffolk Construction is the contractor.
Chicago’s Focus is the developer, with Gensler the architect.
