Negotiations With One Brickell City Centre Anchor Tenants ‘Ongoing’

There are new details on plans to build a near supertall office tower at Brickell City Centre.

Previously filed plans showed the tower would reach a height of 68 stories, or 977 feet, putting it just below supertall height.

Developers Swire Properties and Related Companies are partnering on the development, which will have around 1.5 million leasable square feet of office.

Last week, Swire Properties USA President Henry Bott told the SFBJ that the One Brickell City Centre was taking longer than expected, but that negotiations with potential anchor tenants are now ongoing.

The developers are moving forward with clearing the site. Demolition of a smaller office tower on the site has been completed, and demolition of a second small office building will begin next year, he said.

A photo taken last week by Phillip Pessar shows that some removal work at the second office building has begun.

The total demolition permit for that building, located at at 799 Brickell Plaza, was first applied for in April 2023, and entered its eleventh review cycle on November 8.

It was sent back by city staff with two additional comments remaining to be addressed on November 20.

They downgraded the Mandarin Oriental Design. Besides it will just be owned by foreign investors who will let the units sit empty. Same with Dolce Gabanna. One BCC could bring thousands of jobs to Miami with the right tenants and solidify Miami as Wall Street South. Development is much more than pretty buildings when done right

Because what would be better would be apartments there that people actually live in (and maybe work near) where they contribute to the local economy. That’s real growth for the city which allows more restaurants, cultural exhibits, bars, etc. to open. Empty apartments is artificial growth as its just the skyline, nothing else.

The one advantage One Brickell City Centre has over Citadel is that is right on Brickell Avenue. It’s a prestige thing. Just like Park Avenue in New York City is for the big financial companies (270 Park Avenue).

That building was the first to receive the tallest tower permit about 10 years ago. I think I like the original renderings more . These second renderings are a copy of 50 West 66 Street in NYC. There’s nothing original about it.

The biggest issue with this building is its forgettable design. Cookie-cutter mediocrity does not attract attention, and it shows small time thinking on the part of the developer. Remember the Banana taped on the wall at Art Basel Miami a few years ago? Well, it just resold for over 6 million dollars. The point is that you have to be creative and dramatic to attract attention. One Brickell City Centre is as boring as it is big. Put some excitement into it and tenants will line up
