61-Unit Hotel Planned In Edgewater

Zoning approval is in process for an 8-story hotel in Edgewater.

The development name is listed as the Sonder Hotel – Edgewater Miami on plans.

The hotel units will be a mix of studios and 2-bedrooms. Units will range from 381 to 742 square feet.

The roof level will have a pool and a gym.

Parking for 20 cars is planned within the new building.

Miami’s Planning, Zoning and Appeals Board is scheduled to have a hearing November 6 on zoning changes needed for the development.

IDEA is the architect.

Calle 8 should be rezoned for small scale hotels like this one. We could have a few boutique hotels named Little Havana. It would be great for the area.

It’s already zoned for this height and density, and there are existing fantastic historic buildings that can be restored for boutique accommodations. Maybe for the vacant lots in between owned by land bankers, but good luck getting them to develop… We don’t need another Miami neighborhood destroyed for boxes and parking garages.

Sonder has produced some of the most underwhelming product across the globe in their quest to increase total units. Stayed at a place in Mexico City and it was a joke.

Sonder does not “produce” buildings.
They are a management company.

What often happens is that a developer builds an apartment or condo product that misses the market. Stuck with excessive inventory for sale, or a slow lease up, the owner signs a master lease with Sonder. Sonder pays a fixed rent, and then tries to rent the apartment for more than their fixed rent.

When the going gets tough for Sonder, the quality of their guests gets tough too.
