Brickell’s Tallest Office Tower Is Now Open

830 Brickell is now officially complete.

The Class A+ office building received its full Temporary Certificate of Occupancy, and the first tenants have moved in.

Banco Santander, which took 95,000 square feet, is said to have been the first tenant to move in.

As of mid-October, around 20% of the building was occupied and operational, with the remainder expected to be built out by the end of the year into early next year.

Interior common areas and amenity spaces are also getting their finishing touches, and are expected to be ready in months.

The building is 100% leased, with more than 90 percent of the building’s tenants establishing their first office in Miami.

Tenants include Microsoft, Citadel, Kirkland & Ellis, Marsh Insurance, Sidley Austin, CI Financial (Corient), Thoma Bravo, Santander Bank, A-CAP.

A Mediterranean restaurant with an outdoor terrace will also be opening in the building.

Leasing rates have tripled since the building launched in 2020, from $60-70 per square foot, to nearly $200 per square foot.

The 57-story tower stands 724 feet above ground, making it the tallest office building in Brickell.

It was designed by Adrian Smith + Gordon Gill, with interiors by Italy’s Iosa Ghini Associati.

OKO Group and Cain International are the developers.

Not only that, when you pay close attention to the windows, you’ll notice many of them don’t match the same color than the rest. I just cannot believe a new building in 2024 in the U.S. was built with such lack of attention to detail.

The “accent” lighting on the south side is overwhelmingly bright and looks horrible. Must be like staring at the sun for Flatiron residents.

Hopefully they are tweaking it. The vertical lights don’t match the intensity of the lights at the cut out at the top which seem brighter, very disjointed look. Even too bright from Brickell. I haven’t seen it from the north at night, are there similar lights there too?

That’s what I was saying. Miami is mostly photographed from the east, so the camera often faces WEST, which is why the west side of Brickell is usually highlighted so nicely in photographs.

Obviously, this building is located on the northeast corner of the block, adjacent to another nice, new building on the west side.

At ground level, I love the view of the glowing installation from the north looking south, especially when approaching from the west side of Brickell.

Very true. The only highlight is the parking podium that is above and beyond in its design with its shimmering Russian Poll Dancer mini dress.
The rest of the tower is very average.

That building is gorgeous and thoughtful. I love how most of the mechanicals are in the middle of the building allowing for quiet and free space on the rooftop.

Wallking into that lobby feels other worldly.

Imagine buying an east facing condo at sls lux right before/during this being built. Had to have tanked the values now all they have to look at is a concrete wall. lol nice zoning Miami

You do not have to imagine. It is a matter of public record.
Not only did they not “have to tank”, they did not tank.

The two SLS Lux residences that face 830 Brickell are the 04 and 05 lines.

The 04 line is a 3 bedroom. There are Zero of them listed for sale today.
The 05 line is a 2bed 2bath. There are 4 of them listed for sale today. The 39th, 44th, and 55th Floors are offered at over $1,000 per sq ft, and the lower floor is a bit less. Closings in the last 180 days have been over $1,000 per sq ft.

True, these 04 and 05 apartments have not appreciated as much as the others since 2018, but they certainly did not tank.
