Pre-Application Filed For Another Brickell Avenue Supertall

There could be another supertall tower coming to Brickell Avenue.

A pre-application for the new tower at 1414 Brickell was submitted to Miami-Dade planners on October 2.

The tower is proposed to rise 81 floors, or 1,010 feet. Elevations submitted as part of the filing show that it is the maximum height limit allowed by the FAA for the property.

1414 Brickell is proposed to include:

  • 117,310 net square feet of office (levels 13-17)
  • 84 hotel keys (levels 20-23)
  • 560 residential units (levels 24-79)
  • residential amenities (levels 19, 80-81)
  • 6,038 square feet of retail (ground floor)
  • 1,226 parking spaces (levels 2-11)

The property was added to Miami-Dade’s Rapid Transit Zone earlier this year, allowing planning review by the county rather than the city of Miami.

The proposed development will be designed to increase density in the urban core, improve mobility, and promote an enhanced pedestrian environment in accordance with the goals of the Rapid Transit Zone, a letter from a representative of the developer states.

The filing was submitted by 1414 Brickell LLC. The company is managed by Walter Defortuna.

Arquitectonica is the architect.

I agree 100%. There is little to no street level city life in Brickell. I just moved out of Brickell with my family because we were dissatisfied with lack of neighborhood amenities and feel.

I don’t know about that…. there are some real eyesores for Arquitectonica and its blandness…. (500 Brickell = all of Edgwater).
How about that new duo condo in the Grove. It is a box with a silly curbed frame. No views and asking $2000 per square foot (wtf ?>>!!????). It has orange or yellow kitchens and has NO VIEWS. Unbelievable concepts with “The Emperors New Clothes” in italian lining.

I would think that it is just north of 1428 (which is blocked by Santander mega new tower and existing Four Seasons). I hope those at Cipriani are looking for urbanized life as they may have views but not of the water. I would assume same for MB Places tower.
For views, go to St Regis and Mandarin Oriental.
