283-Unit Condo Project Gets $78M Construction Loan

River District 14 has obtained construction financing.

Forman Capital granted a $77,805,708 loan to an affiliate of Alta Development.

River District 14 will include two 16-story towers with 283 fully furnished condo units, allowing short term rentals.

More than 50% of units have been sold.

“The new construction condominium market continues to sizzle, and residences built for short-term rentals have proven to really resonate with buyers,” said Forman Chief Investment Officer/Principal Scott Mehlman. “Based on initial sales at River District 14, I think this will be a major success.”

Construction is expected to begin before the end of the year.

Just call it an airbnb hotel. Its not a condo for residents. Few buildings for residents are built these days, the short term rentals are just too profitable. At least until too many are built to satisfy the demand since we build too few real hotels.

Before AirBnB was a company, people who owned real estate would advertise their rental properties in the newspaper.
No one ever suggested that those apartments should be called “Newspapers”.
Calling River District 14 an AirBnB hotel would be about as smart.

For the few people who have not thought deeply about this….AirBnB is a company that offers an ADVERTISING platform for property owners to advertise their properties for rent.

Properties without restrictions on the length of stay have been around for longer than the City of Miami.

If you buy into the notion of “equity” for all…River District 14 makes buying real estate one unit at a time for individuals, of all walks of life, to own lodging units affordably when before it was limited to wealthy hotel owners.

Have you noticed that they barely build hotels anymore? Because this is a better model for them. Look at 11 towers in Park West. One of them is marketed as a hotel even though they sold the units like a condo building. Very interesting stuff. I can see all of this crashing down and all these buildings going back to condo only buildings in the future. Similar to NYC and Paris

Nice to see what was a hodgepodge of 1940s single-family homes turned into offices and parking lots, becoming an infill magnet.
